Terms & Conditions and House Policies

  1. General
The following Terms and Conditions apply to all bookings made directly with Valley House Farm, whether online at http://www.valleyhousefarm.co.uk, by telephone, or in person. When you make a booking, your contract will be with Valley House. All rates are subject to availability, and all reservations are accepted at our discretion.
  1. Payment
A valid debit or credit card (including the 3-digit security code) is required to guarantee all bookings. We accept American Express, MasterCard, Maestro, Visa, and Visa Debit. A full non-refundable, non-transferable payment is required at the time of booking for promotional, seasonal, and advance purchase rates. If pre-payment is not required at the time of booking, payment will be due upon arrival. All reservations will also require pre-authorisation on a credit or debit card to cover any incidental charges during your stay.
  1. Cancellations and Non-Arrival
Individual Room Cancellations For bookings of 1–3 bedrooms, cancellations made before 2:00 p.m. on the day prior to arrival will incur no charge. Cancellations received after this time will incur the full booking charge. Non-Arrival We reserve the right to charge the Client for any loss of profit or revenue resulting from non-arrival or a substantial reduction in the number of guests booked, where the accommodation or services cannot be resold or reused. Cancellation by Us On rare occasions, and for reasons beyond our control, we may need to cancel your reservation. Should this occur, we will notify you as soon as possible and offer alternative accommodation of a comparable standard where available, or a full refund. We regret that we cannot accept responsibility for any additional expenses or losses incurred as a result of such cancellation.
  1. Rates
All rates are quoted per room, per night, unless otherwise stated. Rates are inclusive of VAT at 20% and subject to availability. Special and promotional rates cannot be used in conjunction with any other offers or discounts. Supplements may apply for single occupancy, family rooms, or room upgrades.
  1. Children’s Policy
  • Cots for babies and toddlers sharing a room with two paying adults are provided free of charge (subject to availability; please request at time of booking).
  • Children under 12 sharing with two paying adults will be charged £20 per bed, per night, including breakfast.
  • Families will be accommodated with foldaway beds as required.
  • Please inform us at the time of booking of any special requirements for your child so that we may do our best to accommodate them.
  1. Car Parking
Complimentary car parking is available for all guests. Vehicles are parked entirely at the owner’s risk. Valley House accepts no responsibility for theft, loss, or damage to vehicles or their contents.
  1. Special Requirements
If you have any mobility, hearing, or other accessibility requirements, please inform us at the time of booking so that we can discuss suitable arrangements. Guests with hearing difficulties should notify us in advance so that appropriate measures can be taken in case of an emergency or fire alarm.
  1. Check-In and Check-Out
Check-in is from 3:00 p.m. to 9:00pm, and check-out is by 10:00 a.m. If you expect to arrive earlier, we will do our utmost to have your room ready as soon as possible, although this cannot be guaranteed. 
  1. Damage & Liability Policy
Guests are responsible for any damage to the property, furnishings, or equipment occurring during their stay, whether accidental or deliberate. Any such damage must be reported immediately to management. Costs associated with repair or replacement may be charged to the guest. Valley House accepts no liability for loss, theft, or damage to guests’ personal belongings.
  1. Noise Policy
To ensure the comfort and enjoyment of all guests and neighbours, noise must be kept to a minimum at all times. Quiet hours are observed between 10:00 p.m. and 7:00 a.m. Excessive noise or disruptive behaviour may result in the termination of your stay without refund.
  1. Pets Policy
Valley House is situated on a working farm where resident dogs are present. To ensure the comfort and safety of all guests and the welfare of our animals, we regret that we are unable to accommodate guests’ dogs or other pets on the premises.
  1. Smoking Policy
Valley House is a strictly smoke-free property. Smoking is not permitted anywhere inside the house. A penalty fee of £120 will be applied should evidence of smoking be found inside the property. This fee covers the cost of professionally cleaning all soft furnishings to remove the odour of tobacco.
  1. Liability
Valley House accepts no responsibility for death, bodily injury, or illness arising from any cause whatsoever, except where such liability arises from the proven negligence of Valley House, its employees, or representatives. Guests agree to indemnify Valley House against any damage caused to the premises, property, or equipment by themselves or their guests. Valley House reserves the right to remove any guest or visitor whose behaviour is deemed inappropriate, offensive, or disruptive to others. In such circumstances, no refund or compensation will be offered.
  1. Data Protection
Valley House complies with current data protection legislation. Any information collected will be handled in accordance with our legal obligations. By accepting these Terms and Conditions, guests consent to their contact details being added to Valley House’s marketing database for the purpose of receiving information about news, offers, and upcoming events. Guests may opt out at any time.
  1. Acceptance of Conditions
Unless otherwise expressly agreed in writing, all bookings accepted by Valley House are subject to these Terms and Conditions.
  1. Farm Safety and Visitor Guidelines
We are delighted to welcome you to Valley House Farm. Guests are invited to enjoy the marked paths and designated open areas where visitors are welcome to walk and explore. For your safety, please do not enter barns, animal pens, crop fields, machinery areas, or any spaces marked as private or restricted. We kindly ask that you respect all fences, gates, and signage, and take care around livestock and equipment. Please be considerate of the environment by taking any rubbish with you and leaving the land just as beautiful as you found it. We also ask that you do not feed or disturb the animals. For your own safety, guests are strictly prohibited from swimming or entering the river. Valley House accepts no responsibility for accidents, injuries, or loss resulting from failure to observe these safety guidelines. By visiting, you agree to enjoy the farm responsibly and to follow these simple rules to help us keep Valley House Farm safe and enjoyable for everyone.
